    I wish to sell my home, I built a single storey kitchen extension without planning, where do I stand?

    You can stand anywhere you wish, but make sure it has been safely constructed before standing under it. Humour aside, as long as the council do not take enforcement action you are safe. You may wish to obtain an indemnity policy from a broker such as Express Insure on 03333580330 for protection against enforcement risk. A future buyer will likely want to see an indemnity policy on risk for the property, and if they are using a mortgage lender they will almost certainly require it. You should also consider whether the indemnity needs to cover lack of building regulations. Discuss this also with the insurance broker. It doesn't cost much to add building regulations cover to the policy as well. Another alternative would be to contact the council for retrospective consent, but of course if you do so then you alert the council to the issue and there is a risk they could ask you to take it down and restore the property to its previous format. Council charges vary but our local one here charges about £400 for retrospective consent. Importantly, note that if you contact the council for consent or receive any enforcement notices or similar, it's then too late to obtain an indemnity policy or go down that route.
