• Sellers Property Information Pack

    Does parking restrictions/leave free for emergency vehicles etc documented on a sellers property information pack form part of the buyers contract. Is this sort of restriction documented elsewhere ? for example should it appear as an amendment on the title deeds? and if so is that the solicitors responsibility?

    It may (possibly but unlikely) be in the seller's Property Information Form or on the local search, or there may be markings at the property visible on inspection. The buyer's lawyer is responsible for reviewing the property information form and local search, and passing you the information from there. The buyer's lawyer is not responsible for personally inspecting the property unless they have told you they will.

    The parking restriction/leave free access is 100 % documented on the sellers information forms, I have the copy.
    The reasons I have been asking these questions is because I am a third party individual seriously affected and have no legal re-dress with the solicitor who acted on behalf of a neighbour.
    Would still like advice if you are able --- does the access restriction become a covenant that should be up-dated to the title deeds. I have a copy of the neighbours deeds and it has not.
