• Is Land Charge Valid

    Hi.. I would appreciate your guidance.
    My buyer has identified a land charge against a previous owner of my unregistered property, a civ estate contract. The Charge relates to land affected in another parish, does not mention land in the parish where my home is located... and was applied for 2 years after the former owner sold the land in 1934. It doesn't seem valid? The search was a blanket request for all previous owners for the period 1925 - 2023 irrespective of their period of ownership. Is this valid?

    Hi, a C(iv) entry is (or was) entered on the Land Charges register in unregistered land by a purchaser after having exchanged contracts, to protect their interest in the property until completion. Like all Land Charge entries, they are registered against the property owner's name, but include the address of the property / description of the land to which they relate. If the address on the entry is not the address you are selling then the entry isn't relevant to this sale
