• Do All The Enquiries Have To Be Answered?

    I'm hoping to be able to exchange next week. But there are a few enquiries that my solicitor keeps repeating and that I don't care about having answered.

    A) Asking for Buildings regulations and planning permission for percieved works on the flat - The vendor says they can't get records of it.

    B) Evidence of contact between freeholder and vendor - They're related

    C) Asking if building insurer is aware of historical subsidence/underpinning.

    To what extent do I have the power to dismiss these enquiries, particularly if the lender doesn't need the answers?


    Could I just say to my solicitor tomorrow "I don't need need these - can we just exchange"? Or is it more complicated than that?

    You can if you don't need the mortgage.

    If you need a mortgage your solicitor will need the answers to satisfy himself for the lender and there is little you can do about it.
