• Deed Of Variation

    I am in the process of selling a lease hold flat.

    It was purchased as a new build in 2016. I have a buyer who is not part of a chain and I am purchasing a new build house.

    - The current ground rent is over £250/year (outside London). It states in the lease that it will be reviewed every 5 years and will increase in line with RPI.

    - Cash buyer

    I have been advised that the buyer would like a Deed of Variation. My solicitor is quite vague but essentially seems to advise against this and says it could take months if it happens at all and that it will cost at least £3000 (+VAT).
