• Two Titles, One With Rentcharge Listed, One Exonerated, But Mortgage Lender Rejected Us?

    Trying to remortgage our property and the lender's solicitors have rejected the mortgage on the basis of two valid titles being registered with The Land Registry. One indicates there is a land rentcharge in place since the property was built in 1906, and the other indicates this rentcharge has been exonerated. The mortgage lender's solicitor won't budge on their advice to lender to refuse mortgage on grounds of lack of security. This rentcharge has never been claimed and we've no idea who it would even be payable to if it was valid still, so can't even approach land registry to enquire about redemption.

    Don't remember any advice on this from our solicitors on purchase in 2016 and can't find anything about it in purchase communications.

    Any ideas???
