• I Have The Freehold

    My downstairs owner has changed his mortgage provider. I have received a letter stating “please see this notice of change of mortgage company in relation to the property.” I believe I own the freehold and the letter says my neighbour pays a peppercorn rent. What is a Land Registry of Complience and what do I complete?
    Letter also says if a fee is charged for regeristing please charge the borrower for the payment.
    Can you explain what this all means to me?

    You can charge a fee (£100 is quite common) to update your register as landlord. You should then sign and return the notice to acknowledge the charge (assuming it is acceptable as it will be in most instances, as opposed to any breach of the lease). You should then have a look at the title register and produce a certificate of compliance to permit registration. Again you can charge a fee for this. If you wish to instruct a law firm you can ask the tenant to pay your costs. Our fee at Notary Express would be £260 inc VAT for both documents.
