• Borrowers Undertaking Question

    I am remortgaging to make some home improvements. The lender's solicitor has asked for a signed borrowers undertaking relating to "works detailed in the valuation report". The valuation report says "The rear extension, which houses the kitchen, is of sub-standard construction with half brick single skin walls and a pitched corrugated plastic roof.
    We understand that the applicants intend to upgrade this structure to Building Regulations standards and we recommend that you obtain an undertaking in this respect."

    We have detailed the works we intend to do on the house to the lender, and upgrading this structure to building reg standards was not mentioned and we have no intention to do so. We are however replacing the plastic roof, which they know about.

    Given that we have already listed what we are going to do to the house with the lender, can we safely sign this and proceed? And what are the legal ramifications for us if we do not "upgrade this structure to building regs standards"?
