A big part of the conveyancing process is the conveyancing searches. This section tells you all about them. What they are, how and when to order them and how to interpret the results. Each search has its own guide and you'll see they are separated into Standard (should be done in every case), Regional (area specific) and Optional (not essential but often useful tools for the would be purchaser). All buyers should beware that when you buy a property, the law assumes that you have seen the information that would have been revealed by searches whether or not you have actually carried them out, so you buy the property subject to the results.
Using a conveyancer to handle your conveyancing will greatly reduce the risk to you and sometimes, particularly if you are taking out a new mortgage, you will have no choice but to instruct a conveyancer. The good news is it doesn't have to break the bank. Get a free, instant quote here. We can also help with quick easy quotes for other moving related services.

Dear FreeConveyancingAdvice,
I am a student journalist for LSE's student newspaper. I am researching a property which is under construction directly next to LSE's campus and the site of which was once partially occupied by LSE's Estate Office.
I've obtained a copy of the title register. It says that the developer, Lodha Group, purchased the site in 2014. What I can't understand is from whom it was purchased.
In the Proprietorship part of the register, it says the following: "A transfer of the land in this title and other land dated 29 April 2014 made between (1) BNP Paribas Securities Services Trust Company (Jersey) Limited and (2) Lodha Developers International (Jersey) Limited contains purchaser's personal covenants."
Does this mean that Lodha purchased the property from BNP Paribas?
Thank you.
Best,
Scott

Possibly but not necessarily, as there could have been another transfer in between. To be certain you would need to get a copy of the Transfer from the Land Registry and see if the dates match up
Most likely yes but as above obtain and check the transfer to be sure
