I am in the process of removing my sister off the mortgage, the bank has agreed and now need to find someone to assist with removing sister form the land registry office/deeds. wanted to know if this is something i can do alone or if i should use a solicitor, if so, what would i be looking to pay a firm?
Simples! All you need to do is phone the LR office which holds your property deeds on their computer and asks them for 'how-to'. This can only be made on your own if there is no lien on the property, i.e. any secured loan charge on the property, outstanding mortgage or any other charges made against the property deeds. The LR advisor will inform you of the forms required for completion. It is available online to download and complete. He will also inform you of the required document for IDs of you and the person for removal. The person to be removed must also qualify for ID's notarized by a professional person, i.e. solicitor, doctor, etc. and the correct form completed. If you do not want to pay a professional person to notarise your ID., go to the nearest LR office. If the travel is not too far or expensive, an LR employee in attendance receiving your documents will confirm your ID. There is a cost to pay the LR subject to your sister's asset value of her value on the property. However, the LR employee will assist you with all the information when you call for assistance to be completed and confirm you have correctly completed the required forms. It is not 'rocket science', I did it for the first time in 2017 by calling the LR for help. It does matter how many times you call for assistance. The people at the LR will always welcome you.
