We advise using a conveyancer for any property transaction to avoid delays or issues later. My best advice to you would be to instruct a conveyancer to attempt the registration. HM Land Registry should still accept the deeds - assuming you have a transfer deed from the seller - with an explanation as to the delay.

If you don't have a transfer deed signed by the seller then technically they still own the land. Perhaps you could ask their executor/estate to sign the property over to you (or if you're executor under grant of probate you could do so). Otherwise an application to court may be necessary.

If you need a conveyancer, Notary Express is on 03333 122 221.
