• Is There A Way I Can Get Free Legal Advice On A Freehold/leasehold Discrepancy In An Auction Legal Pack?

By Guest on 05th Sep 2021

Hi, a bit of a long shot this I know, but was wondering if there was any way I can get someone to look at an auction legal pack for a property I am interested in thats going to auction in a couple of weeks. Ideally for free because I dont know if I will be successful at the auction. Or at the very lesst, as cheap as possible.

Its not even the whole legal pack, just the lease document and what it refers to.

The property is listed as freehold, and the title copy from the HMLR initially states the property is freehold, but at the end of the same document it mentions a 999 year lease that commenced in 1928. There is also a photocopy of a lease agreement included in the legal pack which is quite hard to read due to the quality and the jargon, but states an annual payment of 15 pounds and 5 shillings. The fact it still states shillings shows how old it is. But how can there be both freehold and leasehold at the same property?

The property is a mid terraced and I think I read in the lease copy that the lease includes other land, which I think referred to the land the whole row of terraced houses is built on.

Needless to say I really need a professional eye to look over this before I can move forward confidently.

    TIA
