    The solicitor is saying that they do not intend to do an exchange of contracts because they are lazy and want to save time, but propose just doing a transfer deed. This is usually on Form TR1 if it is a transfer of whole or Form TP1 if the neighbour is just transferring part of his land to you. Your solicitor will draw this up for you.
