A big part of the conveyancing process is the conveyancing searches. This section tells you all about them. What they are, how and when to order them and how to interpret the results. Each search has its own guide and you'll see they are separated into Standard (should be done in every case), Regional (area specific) and Optional (not essential but often useful tools for the would be purchaser). All buyers should beware that when you buy a property, the law assumes that you have seen the information that would have been revealed by searches whether or not you have actually carried them out, so you buy the property subject to the results.
Using a conveyancer to handle your conveyancing will greatly reduce the risk to you and sometimes, particularly if you are taking out a new mortgage, you will have no choice but to instruct a conveyancer. The good news is it doesn't have to break the bank. Get a free, instant quote here. We can also help with quick easy quotes for other moving related services.

I am their 81 year old father/grandfather,donald rigg and four years ago she talked me into signing
over my house as I had just come out of hospital and she said it was the best thing to do to avoid
care home costs , basically so her inheritance would be safe.
Within 2 days she had an appointment at solicitors and in 5 mins I'd signed my house over.
Last year I decided I wanted to downsize and found a cheaper house and I'd also have some money
left over to get myself a car and some treats but janet has made this very difficult, she has kept hold
of papers and 4 times she stopped me from moving,i was all packed up ready to go but she didnt
allow it. The reason is because she didn't want me having any of her inheritance and the cheaper the
house was, the less she would inherit . At one point she said she would 'allow' me to move but the
house goes in her name only and she has all the money left over which would of been around
17,000.
She won't let me move nor will she give me my house back and it has made me very poorly what
her and her daughters,my so called grandchildren, are doing to me is disgusting and evil. They have
bullied me and stopped having any contact with me, they would rather do this than give me my
home back what I worked all my life to pay for and have lived in for 42 years. They are slandering my
friend Gemma saying the reason they are keeping house is because Gemma wants it! Gemma has
never done anything wrong and has been a great help to me if it hadn't been for her I would be
totally alone, my so called daughter Janet and her daughters never bothered with me and couldn’t
care less about me.
I have had to see solicitors about this matter and Janet has seen the hurt and heartache this has
caused me but as long as she is getting her inheritance she does not care. She even stooped as low
as sending the police to my home on the pretence that I was a dithering old man and Gemma is
trying to scam me, the policewoman took one look at me and Gemma, had a chat and said there is
absolutely nothing untoward happening and even if Gemma did want my money I can do what I
want with my money and my house so Janet is keeping hold of my home out of pure greed.
In the past she has managed to get another relatives house when they passed away and also my
own mothers money and belongings and now she is doing it to me.
She is supposed to be a counselor who helps people but she is an evil, poisonous woman as are her
daughters, Kerry greenwood and Danielle Kershaw. She drinks quite a bit and that's when she slags
off her clients who she is supposed to helping which is disgusting, she is a disgrace. It was my
birthday on 23 may and not one of them got me a card, she would rather me be ill, not sleeping and
worrying and I'm 81 and all I want is my home back. I just want to downsize, get some money buy a
car and enjoy the time I have left with some money in my bank.
