    Is a right of way mentioned in an earlier conveyance (45 years previous ) still valid,despite never being mentioned in a 1980 and 1995 conveyance.

    In a word, yes. The right does not need to be (and should be) re-granted on every change of ownership (which is what each new conveyance/transfer represents). Once a legal easement is granted is continues "in perpetuity", that is, forever, unless and until it is expressly extinguished by the person with the benefit
