• Can Land Resgistry Charge Uplift For Splitting Land

    We have obtained planning consent to convert an outbuilding to a dwelling and wish to split the title. Can the land registry levy a charge on the uplift of value .

    The Land Registry charges a set fee based on the sale price, or if none, then based on the market value.

    Thank you for your prompt response. A neighbour of ours sold a small part of his land for development ( 1 house ) He did not have a right of way and he had to pay £10k Originally they asked for £70k . We do have a right of way and Just wandering can we expect the same?
