• Adverse Possession

I purchased a house two years ago and the previous owner had applied for planning permission to buid an expension showing his ground plot bounded in red to the local authority.Based on that plan I wnated to build a wooden fence to hide very overgrown free land to the right of the property. After completion within regulations I looked at the original Land Registry plan and a small triangle of land, which has formed the front garden for moe than twenty years had been omitted on the Land Registry plan.I wrote to Land Registry who preplied that the land as they planned it was what was originally applied for by the house builders but gave a very positive outcome to my application.I have looked at all the forms necessary for adverse possession and do you think it worthwhile my making a diy application?Do I need to find out who actually owns the land? What pitfalls might there be?
