• 2 Title Deeds On A House And Garden

    I recently am in the process of buying a house, it has 2 deeds one for house and one for garden, garden is freehold and house is lease hold, what do i do now? Is this a complicated matter?

    It is an unusual situation but there is no obvious reason why it should create a problem. Your conveyancer will check the terms of the lease of the garden to make sure there are enough years left on it and that the terms are satisfactory

    The garden is freehold and the person who owned it has passed away, the solicitor has said they would need a probate on this before proceeding, how long does a probate take?

    There's no set timescale. If the application is in order and there are no issues with the will or any disputes it might only take 2 - 3 weeks but if there are issues it could take a lot longer
