    Following exchange, if the land you are buying is registered at Land Registry you should do an OS1 if you are buying all of the seller's land or an OS2 if you are buying part of it. If it is unregistered you should do a Land Charges search. In addition, if the buyer is taking out a mortgage you will need to do a bankruptcy search against him.
