A big part of the conveyancing process is the conveyancing searches. This section tells you all about them. What they are, how and when to order them and how to interpret the results. Each search has its own guide and you'll see they are separated into Standard (should be done in every case), Regional (area specific) and Optional (not essential but often useful tools for the would be purchaser). All buyers should beware that when you buy a property, the law assumes that you have seen the information that would have been revealed by searches whether or not you have actually carried them out, so you buy the property subject to the results.
Using a conveyancer to handle your conveyancing will greatly reduce the risk to you and sometimes, particularly if you are taking out a new mortgage, you will have no choice but to instruct a conveyancer. The good news is it doesn't have to break the bank. Get a free, instant quote here. We can also help with quick easy quotes for other moving related services.

I'm buying surrounding land, buildings and garages of 7 and 9 Marina Road, ST4 5PG and they are being taken from a SF148692 which has other multiple properties. The buildings have their SF numbers but the surrounding land and garages doesn't. A draft TP1 is being sent to me but I don't have it at the moment. Can I buy when the TP1 is being processed or do I have to wait for full registration before I buy - if I buy while it is being processed will I be covered legally? When do I send the TP1, immediately or with the AP1? Am I legally covered to buy before new SF number comes through. Who pays for the division of title, the vendor or purchaser? When signing the contract for land garages and buildings is it enough to have the title number (as above) of the multiple properties on the contract or should it be noted that there's a TP1 for what I require? This is urgent, would really really appreciate a reply asap. Many thanks

Sorry but it's not really possible to comment without seeing the file. You need to speak to your solicitor.
Having done the homework I find that it's a basic conveyancing procedure, no file needs to be seen. I have sorted it out myself and have completed on the purchase two weeks ago ... I do my own conveyancing. Many thanks for replying though.
