    What do I write on TR1 to transfet covenants to my purchaser of registered land

    Negative covenants (do not build etc) run with the land and transfer automatically.

    Positive covenants (you must build a wall, etc) and personal covenants (Mr Jones will...) would need to be written in; alternatively the buyer could confirm in it in a covenant that they will comply with the positive/personal covenants on the title register to title XYZ or contained in the deed dated XYZ. Or you could use a separate deed of covenant.

    We would generally recommend using a professional conveyancer to ensure you get it right.
