• Registered Freehold Subject To Unregistered (noted) Lease

    seller owns FH (since 1997) and LH (since 1974), but has never applied to Land Registry for merger. Draft contract refers to the lease for encumbrances. Seller's Solicitor says that the LH has "not much value", and that he "assumes it will merge". How do I draft the Transfer to reflect this?
