• Late TR1

    Hi,
    I purchased a property for cash in October 2016 and as I did not use a conveyancer did not realise I had to send in a TR1 or an AP1 as I mistakenely thought everything would be done by the sellers solicitor.Am I able to just send in the TR1 and AP1 now?

    We strongly advise using a conveyancer to avoid situations like this. A property is often the biggest investment one makes in life, so it does baffle me why sometimes people attempt to do it themselves. It's a bit like deciding to build a power plant and then saying no, you don't need an engineer or electrician, you'll just buy the components off Ebay and assemble it yourself!

    It depends on the circumstances of the case. I suggest you instruct a conveyancer to prepare a TR1 and send it to the seller's lawyer to get signed by the seller and return to you so you can then apply on form AP1 to the Land Registry. You should carry out a priority search at the Registry immediately to protect your purchase in the interim. I would advise using a conveyancer next time, even for a cash purchase!

    Keep it simple and protect yourself - use a Conveyancer to deal with it. You have made a mess already so don’t make it worse.
