A big part of the conveyancing process is the conveyancing searches. This section tells you all about them. What they are, how and when to order them and how to interpret the results. Each search has its own guide and you'll see they are separated into Standard (should be done in every case), Regional (area specific) and Optional (not essential but often useful tools for the would be purchaser). All buyers should beware that when you buy a property, the law assumes that you have seen the information that would have been revealed by searches whether or not you have actually carried them out, so you buy the property subject to the results.
Using a conveyancer to handle your conveyancing will greatly reduce the risk to you and sometimes, particularly if you are taking out a new mortgage, you will have no choice but to instruct a conveyancer. The good news is it doesn't have to break the bank. Get a free, instant quote here. We can also help with quick easy quotes for other moving related services.

In the document at 12.4 of Law Society Property Information pack, how do I know if surface water and foul water is connected to the mains sewer
Good morning, assuming the property belongs to you, the easiest thing to do is phone your water company billing department and they will tell you if you are charged for surface water and foul water. Alternatively if you have a copy of your water bill, it will say if you are charged for these services on there.
The assumption is that if you are being charged, then you should be connected. There are occasions where properties are incorrectly billed, but these are quite rare.
If you aren't connected to mains sewers, there will be some alternative means of disposing of your foul sewage and surface water, such as a septic tank, soak-away or SUDs.
If you are still unsure, please feel free to email Laura at [email protected] or telephone 0800 023 5030 and she I'll be able to advise further.
Thank you,
Nick Small

Hi Nick,
Many thanks for your note. In fact before I picked up your message, yesterday, my wife gave me an old bill which stated that we are connected to mains for surface water as per charge.
You were spot on.
Cheers,
Alan
