    I have agreed a purchase price on approximately 14 sq metres of my neighbours field that abuts my rear garden. Neither he nor I have mortgages but it appear that his field is unregistered.
    What forms do I need to undertake my side of the conveyancing process and is there any other advice available?

    We advise you use a professional conveyancer.

    If doing it yourself you will need Form TP1 to transfer the part, an HMLR compliant plan at 1:1250 scale showing the part to be transferred edged red, Form AP1 to apply to HMLR on completion, and Form ID1 signed off by a solicitor or similar for each party to the transaction to identify yourself to the Land Registry.

    In most cases it will still cost you about half as much doing it yourself due to thee ID1s as using a solicitor for everything. It's just more work, generally takes longer and carries a higher risk of problems further down the line if something goes wrong.

    I would advise using a conveyancer such as Notary Express on 03333 122 221.
