• Buyer's Lender Requires Indemnity Insurance

    Indemnity insurance is being requested for some very minor improvement work carried out 5 years ago (small number of double glazed windows and low voltage down lighters to kitchen wth no certificates available). Can I insist that this is purchased at the buyer' expense?

    Whilst it is normal for indemnity insurance to be obtained for this type of work where building regs approval wasn't obtained and it is usual for the seller to pay, there is nothing to prevent you insisting that the buyer pays. He will either agree or walk away from the purchase
