A big part of the conveyancing process is the conveyancing searches. This section tells you all about them. What they are, how and when to order them and how to interpret the results. Each search has its own guide and you'll see they are separated into Standard (should be done in every case), Regional (area specific) and Optional (not essential but often useful tools for the would be purchaser). All buyers should beware that when you buy a property, the law assumes that you have seen the information that would have been revealed by searches whether or not you have actually carried them out, so you buy the property subject to the results.
Using a conveyancer to handle your conveyancing will greatly reduce the risk to you and sometimes, particularly if you are taking out a new mortgage, you will have no choice but to instruct a conveyancer. The good news is it doesn't have to break the bank. Get a free, instant quote here. We can also help with quick easy quotes for other moving related services.

Hi, I bought a house and We have completed the purchase in Sheffield on 14 Dec 2015.
I still have not received Confirmation of Completion- Signed Contracts of transfer, Confirmation of Registration- Copy of register.
Please could you tell me what proof of Completion my Conveyancer have to send me after completion of Property sale and how could I check (without paying the Land register again) that everything has been registered corectly under my name?
Also I've paid 506.05p for Lawyers fees and 117.42 for other charges but they have send me a final invoice for 460.80p fees."
I've asked them to double check if I was charged the correct fee. Since they received their fees I keep phoning and emailing them but they ignoring me.
Please advise!
As a minimum your solicitor should send you a copy of the Official Copy of Register of Title showing you as the registered proprietor once the registration is complete. The Land Registry do have a back log but I would still expect the registration to be completed by now. If you are getting no response from your usual conveyancer then check on the Law Society website (use the "Find a Solicitor" option) who the senior partner is and contact him/her. Document all your attempts to contact the firm and if you get nowhere, the next step would be to contact the legal ombudsman. As to checking if you are the registered owner, you could telephone the Land Registry but they may say you have to order a copy of the register.
Thank you, finally they have sent me the Official copy of register.
