    Does a Deed of Gift of half a property which is unregistered have to be registered at the Land Registry. Is a Deed of Gift irrevocable

    Any gift made by deed is irrevocable if made by deed. If not made by deed then if it is genuinely a gift (I.e. the donor has not received anything in return) then it may be revocable. As to whether it has to be registered, yes if you are transferring legal ownership into joint names however you could create a deed of trust which says that you now hold the property on trust for yourself and the other person in equal shares. This would give them an interest in the equity but should be protected in some way, perhaps with a caution against first registration. Before doing anything you should seek legal advice.
