• Change Of Home Ownership

    Hi, I brought my house with my daughter 5 years ago and she has now decided to leave. We have Agreed a value with my daughter to pay her for her share. I am planning on changing the deeds and mortgage to me and my husband. I am also wanting to recognise that I own a majority of the house and my husband owns less. What steps do I need to take and can I do this myself or will I need a solicitor to do if for me.

    Good morning, if money is changing hands for the transfer then I would advise instructing a solicitor to act for you. You will need to obtain consent from your lender to the transfer of parties and then draw up the transfer deed in accordance with the lender's instructions. Once the deed is fully executed a completion date can be agreed and funds prepared for transfer. After this you will need to register the transaction with HMLR,

    It is possible to conduct a transfer without instructing a firm but when dealing with the most expensive asset you are likely to own, it is often worth paying for a professional to ensure it is done correctly and that you experience no issues as a result of inaccurate registration in the event you decided to sell.
