    Hi we had mining searhes done prior to our purchase in 2014 and on their guidance has visual inspection and visual survey, which stated reassurance for Purchase, insurance and mortgage. We are now trying to sell the property and the buyers have stated that drilling inspection is required at an expense of 3,500. There dont appear to have been any new issues discovered acording to the surveys. The need for drilling is putting off the buyers and the lenders and it looks as though the sale may not go ahead. Is there anything that we can do about this? Do we have any come bak on the professionals involved when we bought the property? Thankyou in advance of your response

    The type of searches you are talking about are usually backed by indemnity insurance. If a mining search was carried out and the results revealed your property was not affected by any past mining activity but the result was incorrect then you may be able to claim on that insurance. Speak to the solicitor who acted for you in 2014 in the first instance
