• Prospective House - No Building Regs For Dormer Extension - HELP!

    Hiya, we are in the process of buying a house and there has been a dormer extension that was completed pre-2002 (the seller doesn't know when). There are no building regs for this. Is it worth getting indemnity insurance or not? If we do what will it actually cover us for?

    Check the policy details but usually it will cover you against the risk of enforcement action. Enforcement action is extremely unlikely after 1 year but theoretically could be taken anytime if the construction is dangerous, i.e. very poorly built. The more time that passes, the less likely there will be any risk of enforcement. After 20 years have passed I generally advise clients it's not worth getting an indemnity for unless for some reason enforcement seems likely.
