• Lack Of Completion Certificate

    We are buying a property and are at the point of Exchange. We were informed quite late in proceedings that there was no completion certificate supplied for works that were carried out in 1998/99. This work did have planning permission and building regulations approval, but for some reason was never properly 'signed off'. We are concerned that a proverbial "can of worms" may be opened up if we were ever to apply for planning permission ourselves on the house (which would be the first time this has happened since the 1998/99 work).
    Our survey revealed that there do not appear to be any inherent structural problems with the property.
    Is there a cut-off date where the lack of Completion Certificate will no longer be an issue?
    As the Vendors are not willing to approach the Council for a retrospective Certificate, would it be advisable to ask them for an indemnity policy instead, or are there pitfalls to this?
