    we want to sepperate the main house and the annex ,so annex has own legel title

    When you say that you want the annex to have its own legal title do you mean legal title or its own address with the council? To separate legal title at HM Land Registry you just need to file a TP1 transferring part of the title to another person/entity such as a family member, friend or company you control. Look out for any SDLT/CGT tax implications. If you're selling the property you just use a TP1 to split the title on completion of the sale. If you're intended to retain both the house and annex there is no reason or need to split the legal title.

    If you mean setting up an address for it with the local council then you should contact them to sort that out.

    If you mean whether you need planning permission to split the annex from the house as its own separate dwelling (which is nothing to do with legal title) then I would advise you contact a planning consultant such as an architect or the local council planning department to enquire.
