• Buying A 15 Year Old House Where Downstairs WC Has Been Removed Without Building Reg Approval

    I’m looking to buy a house (built 2004) where the current owner removed the only downstairs toilet to make the kitchen larger. They didn’t realise this would need building regs approval and therefore didn’t get it - and from research I don’t think the works would have been approved? The work was done 3 years ago.

    I’m concerned about being required to rectify the issue. Will I also have further problems if I later decide to add a new WC (in a different location) or apply for any other building regs approvals? Will this affect any resale?

    What should I reasonably be asking for form the vendors to protect my position?

    Any advice would be gratefully appreciated.
