• Building Regs Not Signed Off

    I had a load bearing wall removed in my house 10 years ago. My builder correctly filed with local authority all forms and I still have the plans and calculations for the beams that were used. I vaguely remember the beam when in place being inspected. But on checking local authority website under being regs it only lists “work started”. What should I do.

    Option 1 - Ignore the breach; it's unlikely (given the passage of 10 years) that you will be caught or any enforcement action taken

    Option 2 - Purchase an indemnity policy. Express Insure on 03333 580 330 can arrange this for you. It's a cheap one-off payment of about £100 for insurance protection in perpetuity.

    Option 3 - Ask the local authority for sign-off. This is likely to cost about £400 and take a few months for them to arrange an inspection. Note the potential risk (albeit slim in most cases) that they refuse the sign-off unless you carry out additional works or possibly even demand it be restored to its previous state.

    Option 2 is usually the safest!
