    Our builder has started work on a permitted building one room extension on the back of our bungalow. We have just realised that neither him or i have done anything to do with building regs, what are my options now the work has started.

    Option 1 - proceed and hope the council never finds out (e.g. through neighbour complaint). Risk is that if they find out they could ask you to take it down.

    Option 2 - contact the council or relevant building regulations authority and ask for consent. Some councils use third party building regulations contractors which is probably safer than contacting the council if possible. Risk is that the council declines you may have to remove the work.

    Option 3 - obtain an indemnity which is insurance cover against enforcement action from the council, however this is only usually possible once 6 or 12 months have passed since completion of the work.

    Option 4 - remove the extension and don't proceed.
