• Easement Wording Needed Urgently

    Just over ten years ago, we had an en-suite fitted. It's on "the wrong side of the house" in that our drains run down the opposite side. Various options were considered for the drainage from the new en-suite and we ended up agreeing with our co-operative neighbour that we could simply connect the en-suite drainage to their drains as the two would only need a short connecting drain between them. So that's what we did. Fast forward to twelve years later, we're in the process of selling the house, but a problem has arisen because the arrangement re the drains was never formalised and we're told we and our neighbours have to sign an Easement and have it registered at HMLR - our buyers are refusing to proceed with the purchase until the deed is in place. I have no legal knowledge and cannot find a template for the wording for such a deed. Our solicitor is simply too busy with ongoing completions, made worse by the SDLT deadline, and also cannot find suggested wording for such a deed. Can you help with the wording and, if so, how quickly (we need to exchange in the next three weeks or face losing the sale)?
