    Do you mean the purchase price as opposed to the mortgage advance? If so there are two reasons: 1. The final debt if the lender were to repossess may be higher than the advance (when interest and litigation costs have been added) and 2. The policy can be passed on to a purchaser if the lender repossesses and sells
