• No Completion Certificate, Will Apply For Indemnity Insurance But What If I Change The Works

    We are in the process of buying a property that has no completion certificate for a loft conversion that is a office/storage room. We have asked the buyer to obtain one but he is hesitant and we feel this is because he has altered original plans. Our surveyor informed us that the head height of the roof from the top step isn’t high enough and the spiral staircase is deemed as “questionable”. Therefore firstly I need to get indemnity insurance to cover any potential enforcements. But, I want to change the staircase and head height to make sure it’s compliant and safe. If I do this do I need permission and a certificate? If I notify the council of the change then does this cancel the indemnity insurance if they find it was not signed off with in the first place? I don’t want to end up with hefty bills when I’m trying to put something right. Any advice would be very helpful.
