When someone sells off part of their land but keeps part (or transfers it to someone else) he will often "reserve" a right over the land he sells off for the benefit of the land he keeps (or sells to someone else). This means that although he no longer owns the land over which he reserves a right he can still go onto it to, for example, mend a boundary fence or repair eaves and downspouts. He can also reserve the right for part of a building on his retained land to project into the airspace of the land he has sold.
