• Missing Landlord On Leasehold Garage

    I'm in the process of buying a Freehold house that has a Leasehold garage. My seller has confirmed in writing that they have never been asked to pay their nominal £1 annual ground rent for the garage and that they have never been asked to contribute to any insurance. (Presumably the owners of the flats above the garages are asked to cover all such costs).

    They say they can't contact the landlord and have never had any communication with a managing agent requesting any payment.

    The current owners purchased the property as a new build.
    Given that there are no historic insurance or rent charges and that it's only the garage and not the actual house, is this likely to satisfy my mortgage lender? If so, is this something I should be worried about regardless?

    I'm not worried about someone suddenly wanting to charge me £1 a year. But would I be able to fight it (and win) if I suddenly got a very large bill for ground rent or insurance in this situation?

    Hi, I know it’s been a while since your post, but I am currently in this exact situation- did you ever get some advice about this? Did you buy the property in the end? Did you ever have any problems? I’d appreciate your time to give me your advice
