A big part of the conveyancing process is the conveyancing searches. This section tells you all about them. What they are, how and when to order them and how to interpret the results. Each search has its own guide and you'll see they are separated into Standard (should be done in every case), Regional (area specific) and Optional (not essential but often useful tools for the would be purchaser). All buyers should beware that when you buy a property, the law assumes that you have seen the information that would have been revealed by searches whether or not you have actually carried them out, so you buy the property subject to the results.
Using a conveyancer to handle your conveyancing will greatly reduce the risk to you and sometimes, particularly if you are taking out a new mortgage, you will have no choice but to instruct a conveyancer. The good news is it doesn't have to break the bank. Get a free, instant quote here. We can also help with quick easy quotes for other moving related services.

Sorry to bother you and hope that you can help. My father passed away in January and he was renting a garage in Ramsgate with someone he knew. We didn't find out about the garage until March when my mum came across some details from Caxtons who rented the garage and it said he was paying £35 a month to rent it off of them. The lady who owns the garage got in touch in march and asked when it was being emptied but due to my mum not driving and work and family commitments we couldn't get down until April. I got in touch and she said that she hasn't received any rent since December and it would be £60 a month. I said I would empty the garage or get someone to drive a van to empty it but she started getting funny and said that my mum owes £180 before we are allowed to get my dad's things. She said she cut the lock off and changed it as she wants to sell so I am meant to be going down tomorrow and Wednesday to empty it. My mum can not afford to pay at the moment and said if the lady sends an invoice she would pay in instalments but the woman said she wants the full amount put into her bank account before she let's me get my dad's things. She has also said if it is not empty by the 15th this month she will charge another £60.
I'm not sure what to do as I would like to fetch my mum the things that belonged to my dad but the owner wont allow me to take anything until the money is paid.
Please ccould you give me some advise as to where I stand with getting my dad's belongings?
Kind regards
Justin Randall
