    Look for the alienation provisions in the lease. These are the clauses in the lease which tell you what the tenants have to do when ownership changes. These will tell you whether a deed of covenant is required. You should also check for any restriction in the proprietorship Register of the official copy of register of title which may make reference to a deed of covenant.

    Thank you very much. If a Deed of Covenant is needed who can prepare this? Is it ok for the buyers solicitor to prepare this undertaking as surely it's pretty much boilerplate to say the new tenant

    If the landlord doesn't have a precedent which it requires to be used then the buyer's solicitor should prepare it on the basis that it is for his client to sign.
