• Selling A Freehold As Leasehold

I have a freehold property (flat with tearoom) which has a 20 year repayment mortgage. Can I sell this property as a leasehold and still retain the mortgage?

No as your lender would have to consent to the lease which it wouldn't do since this would mean it would be subject to it thus greatly reducing the value of the freehold (its security)
