If your sister has mortgaged part of the property on her own then she must be the registered owner (on her own) of that part of the property. So, on the face of it she is entitled to whatever that part of the property is worth and is obliged to pay of the mortgage out of her share, but there may be a number of other relevant factors and if there is any kind of dispute then all parties should seek legal advice.
