• 2 Kitchens In A House ?

    I am hopefully going to win an auction soon if I do the only problem I have is there are two kitchens in the property. The mortgage broker has told me there surveyor will simply want to see the extra kitchen removed then they will release the mortgage. The problem I have is will the estate agent let me have access to the house before completion? Is it this straight forward ?

    You wouldn't normally be allowed to carry out such substantive works before completion. At best you would be allowed access for cleaning but there is no obligation on the seller to give you any access at all. If you were buying via the traditional method you could negotiate with the seller before exchange but you can't do that at auction so this is a major risk. If you the seller doesn't grant you access to do the work and as a result you cannot get the mortgage and cannot complete you will lose your 10% deposit. A cynical seller could refuse access knowingthat by doing so he would get your money and be free to sell to someone else
