• Transfer Of Title To Another Landowner

    I bought a commercial property in Wales that included a small parcel of land shown edged on the title deeds
    Seeing historical maps and talking to neighbours, they say this bit of land belongs to another neighbour who owns the pathway either side of it and it was falsely claimed by a previous owner of my property. It is a pathway that has access rights to the general public but not a right of way.
    I have no interest in this small pathway and I want to transfer the title back to the rightful owner.
    Is this a relatively simple process?

    You can transfer that section to the neighbour by Form TP1. Submit it to HM Land Registry with an AP1, a Land Registry compliant plan (usually 1:1250 scale) showing the section to be transferred edged red, and Form ID1 if unrepresented. A conveyancer can do all this for you, usually for about £300-£400.
