• New Restrictive Covenant Introduced By Vendor

    Can the vendor of a freehold house expect us as the buyer to agree to a restrictive covenant not to ever rent out the house. The vendor does not live or own any property close by and therefore will not derive any benefit.

    Strictly speaking - no.
    But, he can ask anything he likes and it is up to you to agree or not.

    He can require it as part of the sale and then it's up to you to decide if you accept his restriction or wish to call his bluff and threaten to walk away if he insists on it.
