• Merging Leasehold And Freehold Titles

    I recently bought a leasehold property that has 3 titles on it. Freehold, Leasehold and sub lease. I have bought out all 3 titles and i would like to merge them in to 1 freehold title. is this possible and if yes how?

    Write to HM Land Registry with a request they merge titles. They can do this providing the interests are the same (i.e. same owners and no legal charges)

    The question is what are the pros and cons of doing this? If the lease still has over 900 years left on it there are no problems
    of imminent expiry. There are usually numerous clauses in the lease that aren't shown in the freehold, if these are beneficial then they need to be retained and this is a point of law that has been debated. Also what is the benefit for future sale of the property as
    some mortgage providers have apparently adopted a policy of not lending on properties with more than one registered title.
