• Joining The Deeds Of Four Flats That Make Up A Single House

By Guest on 16th Jan 2017

My wife and I own 4 flats without any mortgage. Two are jointly owned and one is in my wifes name and one is in my name. With permission from local planing we converted the house back into one property. Each property has a 900+ year lease and the freehold is owned by a company of which my wife and I are the only directors. We would now like to register the property with the land registry with a single freehold title. I believe the steps required would be to first make all 4 properties jointly held by my wife and I and then requested that the deeds are joined into one. Can you advise if this is something I can do ? Many Thanks

Do you want the company to be the owner of the property or you as individuals? You have to remember that the company and the two of you are separate legal entities. Assuming you want to own it in your own right, transfer all the properties and the freehold into your joint names and then apply to land registry using form AP1 to merge the leasehold titles into the freehold
